Landlords & housing providers

Help someone understand the housing opportunity, the application process, and the next step.

Describe the opportunity clearly

Give a plain-language description of the housing, location, application steps, and whom to contact. Explain what is known about availability and avoid presenting a possible opening as guaranteed. Use a consistent explanation of the information required to apply.

Make the next step understandable

Invite questions about the process and confirm how applicants will receive an update. Protect information shared with you and collect only what is necessary for your process. Questions about screening or legal requirements need qualified guidance for your role and location.

Questions to carry with you

  • Is the availability information current?
  • Can an applicant tell what happens after applying?
  • Who can answer a question or correct an error?

One manageable next step

Review your application instructions from the perspective of someone seeing them for the first time. Clarify one confusing step.

Colorado rental applications

Under the Rental Application Fairness Act, landlords generally cannot consider most convictions more than five years old, or arrest records. C.R.S. 38-12-904 has exceptions for specified offenses, including certain methamphetamine offenses, offenses requiring sex-offender registration, homicide, and sex offenses. Check the exceptions and any applicable federal requirements before making a screening decision. Read the official statute, C.R.S. 38-12-904.
